Safety checks of electrical appliances, fixtures, and installations at least every 2 years keep occupants safe from the danger associated with electrical faults and ensure landlords and property managers are fulfilling their obligations. From March 2021, changes to the Residential Tenancies Act in Victoria make these checks mandatory. Servicing is carried out by one of our licensed electricians, supported by our advanced workflow technology that ensures the service is completed in accordance with all applicable standards, codes and legislation.

To reduce the hassle around the electrical service, we include things like replacement of faulty or damaged safety switches, standard light switches, and power points. It is all part of our service.

Every 2 years, our electrical safety service includes:

Switchboard tests

A thorough switchboard inspection including a condition and safety check, insulation resistance test and RCD/safety switch test and report indicating any upgrades or improvements required and recommended.

Smoke Detector Compliance

We check to see if smoke detectors are present, if they are up to AS/NZS 3786:2014 regulations. Homes before 1 August 1997 must have a battery-operated smoke alarm. Hard-wired smoke alarms with a battery back-up must be installed in all buildings constructed after 1 August 1997. All tenancies constructed after May 2014 with more than one smoke alarm ust have them all interconnected.

Electrical appliance inspection

A thorough inspection of all landlord provided electrical appliances, including ovens, rangehoods, heaters, air conditioners, stovetops, checking for damage to plugs, leads and casings + workability. Any faults reported, quoted and/or fixed on the spot if landlord wishes to proceed.

Replacement of faulty items

Replacement of faulty or damaged safety switches, circuit breakers and standard light switches and power points.

Digital TV reception

Does the tenancy have a current aerial, producing digital TV reception? If not, we can make sure it does.

Electrical safety & compliance obligations have significantly increased for Victorian landlords and their property managers as the changes to the Residential Tenancy Act 1997 (Vic) became law on 29 March 2021. Under the changes to the Residential Tenancies Act 1997 (Vic), completing regular safety checks of various services including gas and electrical services at your property by a properly qualified professional have become mandatory. An electrical safety check is more than just a switchboard test and is not just an appliance service. An electrical safety check includes a comprehensive service and testing of all electrical installations and fittings within the property.

Under the new regulations, effective 29 March 2021:
The rental provider must ensure an electrical safety check of all electrical appliances, installations and fittings is conducted every 2 years by a licensed or registered electrician. Page 3 of 3 The rental provider must provide the renter with the date of the most recent safety check upon request. If an electrical safety check has not been conducted within the last 2 years, the rental provider must arrange one as soon as practicable upon a renter occupying the premises.
